| dc.description.abstract | The purpose of the study was to establish the factors influencing Resident Associations in delivery of services to its members. It dwelled on three main factors: Management of resident associations whereby the role of the leaders in regard to how they run the association was looked into; resident participation which focused on the level of involvement of members of the association as well as the influence of financial, human, physical and information resources available to the association. This was in view of the background or tremendous increase in the rate of urbanization brought about a situation whereby the government as well as the local authorities were overwhelmed and were unable to effectively play their role in offering the required services in residential areas. Such services include security, infrastructure, controlled development and amenities such as water and sewer.
The literature review covered the concept of resident associations, their emergence, roles, benefits and influence of the management of such association's on service delivery. The study adopted a sample survey methodological approach and focused on Imara Daima Estate within the City of Nairobi whereby a sample of 86 respondents was covered to represent the 862 residences in the estate. The rationale for its choice revolved around the fact that it was not only appropriate in the case study but also enabled an indepth analysis. The study's findings were that resident associations, which are integral in today's urban environment, have their functional capability greatly influenced by the management. Management refers to the leaders who coordinate the activities of associations and aim towards improving the state of the residential areas.
Resources, especially financial, are a major factor that enables the association to function because the majority of its operations rely mainly on financial capability. Likewise the residents need to actively participate in their resident association in different capacities, the most important being providing the financial support and generating ideas. The study concludes that the management, resident participation and availability of resources playa vital role in effective delivery of services to residents. The study recommends that residents should increase their participation in Resident Associations. It is upon both the leaders and the members to sensitize all residents on the benefits of being part of a -group that strives to work towards achieving benefits that would be enjoyed by all members. By being one solid block, the bargaining power is enhanced and this may be important in coercing the authorities to provide the services that they should be offering. | en_US |
